rcRussell was engaged as Construction Manager by JLL Project & Development Services, on behalf of Pentax Medical, for a 34,500 SF modernization of the support core of their active lab and warehouse facility at 3 Paragon Drive in Montvale, NJ. The scope delivers new offices, locker rooms, a lunch room, tool room, and shipping & receiving — the day-to-day environment the Pentax team works in.
The defining condition: Pentax is a fully occupied, fully operational lab and warehouse throughout construction. Production doesn't pause, shipping doesn't stop, and the lab doesn't go offline. Every piece of the renovation is sequenced into a phased schedule, with construction zones, dust and noise controls, and trade staging coordinated to keep operations running while the support core gets rebuilt around them. Where bench utilities, exhaust, or compressed air need to tie into existing systems, the work is windowed to minimize impact on the active spaces next door.
